During the warmer months of late spring and summer, commercial property owners begin to think about performing preventive and deferred maintenance on their buildings. There are many projects that can only be completed during this all-too-brief time period and it’s invaluable to have a maintenance checklist in place to guarantee you’re covering all of your bases.

A building owner’s top priorities are maintaining and increasing the value of the property and ensuring the safety and satisfaction of tenants. And while keeping up with the multitude of projects can be exhausting, neglect can lead to even more expensive repairs and unfortunate outcomes. Our simple facility maintenance checklists will help you remember important high-level tasks to help keep your building in great condition for years to come.
Spring facility maintenance checklist:

  • Examine HVAC, air ducts, and vents for dust buildup
  • Check garage doors, fencing, railings, and gates
  • Inspect outdoor lighting
  • Prep grounds and landscaping
  • Mow and fertilize grass
  • Pressure wash exterior of property
  • Window cleaning inside and out
  • Inspect sump pump(s)
  • Check fire extinguishers and eliminate any fire hazards
  • Inspect electrical and alarm systems
  • Inspect indoor and outdoor lighting systems

PRO TIP: Plan for the long-term and start to save money now. Upgrade your fluorescent and incandescent light bulbs to LEDs or CFLs. These bulbs last up to three times longer than traditional lighting and will noticeably reduce your utility costs. Ask us about setting up an automatic system to turn off the lights when no one is in the vicinity.

Summer facility maintenance checklist:

  • Inspect parking lot, asphalt striping, and signage
  • Remove moss and debris from roof and check for any damage
  • Clear drains and gutters
  • Refresh landscape and check irrigation systems
  • Clean up and remove trash/junk
  • Graffiti removal if needed
  • Inspect windows and doors
  • Check structures for rot, rust, and other damage
  • Inspect the grounds for water run-off and erosion issues
  • Waterproofing and caulking as needed
  • Inspect and refresh exterior paint

I like how you mentioned that maintaining and increasing the value of the property is one of the top priorities. My uncle mentioned to me last night that they are hoping to find a landscape maintenance management that can keep their landscape well maintained and pests-free and asked if I have any idea what is the best option to do. Thanks to this informative article and I'll be sure to tell him that it will be much better if they consult a trusted facilities maintenance services as they can answer all his inquiries and will always provide good-quality service.
